By booking a reservation or engaging our services, you confirm that you have read, understood, and agreed to abide by all terms, conditions, and policies outlined herein. These policies are designed to ensure a safe, enjoyable, and respectful environment for all guests and staff.
COMMUNICATION & GUEST RESPONSIBILITY
It is the guest’s responsibility to thoroughly review all communications—including emails and text messages—sent by our staff. These may contain critical information about your reservation, parking, check-in process, or other essential services.
Please ensure your contact details are accurate at the time of booking. Notify us immediately of any changes to your phone number or email address to avoid communication issues.
GUEST SERVICES
Front Desk Hours:
Open daily from 10:00 AM to 5:00 PM, excluding certain holidays or inclement weather. After hour services are available for self-check in, phone reservations. and emergency calls please read below for instructions.
Minimum Check-In Age:
Guests must be at least 21 years of age to reserve and check-in, and must present a valid government-issued photo ID.
Children:
Guests aged 12 years and older are welcome. All minors must be supervised by a parent or legal guardian at all times.
Pets:
Pets are not permitted on the premises unless a specific exception is granted in advance. ADA-compliant service animals are welcome following Florida state and federal laws. Misrepresenting a service animal is a criminal offense punishable by fines and/or imprisonment.
Emergency Contact Policy:
Emergency calls received after hours will be attended to according to the urgency of the situation. Please note that after 5:00pm, our phone lines are reserved exclusively for emergency matters.
We kindly ask that non-urgent inquiries—including, but not limited to, room service—be made prior to 12:00 PM, as they will not be accommodated through this channel.
Housekeeping Services:
Available daily until 12;00 pm. Please indicate housekeeping preferences upon arrival, text message, during breakfast, or via the room service indicator on your door.
RESERVATIONS:
Booking Options: Reservations may be made via our official website at www.innoncharlotte.com or by calling (904) 829-3819.
Late Reservations: Phone reservations may be accepted between 5:00 PM and 10:00 PM, subject to availability. Immediate online bookings are available 24/7.
Third-Party Bookings: Reservations made through third-party platforms (e.g., Booking.com) may be subject to different cancellation policies and prepayment requirements. Please review their terms carefully, as their policies may be different.
Occupancy Limit: Room occupancy is limited to two guests. An additional guest incurs a charge of $35.00 per night, regardless of age.
Standard Reservations: Full payment will be charged 14 days prior to arrival and is non-refundable within that timeframe.
Group Reservations: Reservations for 4 or more rooms will be charged in full 21 days before arrival.
Private Venue Bookings: Must be paid in full 60 days before the event. A non-refundable deposit is due upon contract signing.
Deposits and Group Terms:
A non-refundable deposit of 50% is required for all group bookings.
A $500 non-refundable deposit is required when booking a group reservation.
Gift Certificate Policy:
Gift certificates must be purchased directly through Inn on Charlotte and are valid only when issued by the property.
We do not accept third-party gift certificates under any circumstances.
CHECK-IN & CHECK-OUT
Check-In: Begins at 3:00 PM.
Early Check-In: Subject to availability and a $20.00 fee. Must be requested at the time of booking.
Late & Self Check-In: Available after 5:00 PM. Advance notice is required to receive self-check-in instructions. Please note that parking availability may be limited in the evening.
Access Codes: A unique 4-digit code will be provided for your room and main entrance.
Check-Out: Must be completed by 11:00 AM.
Late check-out is not available.
Early departures must be communicated to a staff member or by text message.
PARKING POLICY:
Each reservation includes one parking space for small to medium-sized vehicles at $15.00 per night. Oversized vehicles must use assigned off-site parking provided by us or arrange alternatives at personal expense; a nearby public garage is recommended.
Parking spaces are assigned at check-in. Guests must park in their designated spot to avoid towing or fines. The property is not liable for misuse or unavailability once assigned.
For check-in only, temporary access is allowed via the shared driveway between the Inn on Charlotte and Hemingway House. Please do not block streets, sidewalks, or driveways.
BREAKFAST SERVICE:
A European-style continental breakfast is offered daily from 9:00 AM to 9:45 AM in the main dining area. Breakfast includes seasonal fruit, eggs, bacon or sausage, a croissant, and a glass of orange juice or coffee. Cost is $15.00 per guest, per day and non-refundable. Advance notice is required by check-in or via text message the evening before.
PROPERTY RULES
No Smoking or Vaping: Smoking, vaping, burning candles, hosting parties, or inviting unregistered guests are strictly prohibited. Violations will result in removal without refund.
Quiet Hours: 10:00 PM to 9:00 AM. Guests violating quiet hours may be evicted by local law enforcement without warning or refund.
Retail and Special Packages - Visit our website at www.innoncharlotte.com to explore and purchase retail items or special packages alongside your reservation. You must order special packages 48 hours in advance.
WIFI - Complimentary WIFI is accessible in each room, with login details stated on the Welcome booklet in your room
Fees and Damages
We strive to maintain the highest standard of cleanliness and property care for all guests. Additional fees will apply in the following cases:
Excessive Mess or Spills: A minimum cleaning fee of $115, plus any related costs for deep cleaning or repairs (e.g., wine spills, makeup stains, food contamination).
Excessive Trash Removal: A fee of $55 or more may be applied for abnormal waste accumulation.
Damaged Items or Linens: Guests will be charged $275 per item for damage or permanent staining to linens, furnishings, or décor.
Lost/Damaged Keys: A replacement fee of $395 will be charged for lost or damaged emergency keys issued during your stay.
We ask that all guests treat the property with respect and care.
Cancellation Policy:
We understand that plans may change. The following cancellation terms apply:
Standard Reservations
Cancellations made more than 14 days prior to arrival will be free of charge.
Cancellations made within 14 days of arrival are non-refundable, regardless of the reason (including illness, travel disruptions, weather, or COVID-19).
No-Shows and Early Departures
Failure to arrive on the scheduled date, late arrivals, and early departures are treated as non-refundable cancellations. No credit or refund will be issued.
This also applies to reservations made using gift certificates, which will be forfeited under the same conditions.
Third-Party Reservations
Reservations made through third-party booking sites (e.g., Booking.com, Expedia) are subject to that platform’s cancellation policy. We are not responsible for any fees, charges, or refunds related to third-party bookings.
Hurricane and Weather Policy
In the event of an official evacuation order issued by the City of St. Augustine within 24 hours of your scheduled check-in due to a hurricane, we will allow guests to reschedule their stay at no additional cost.
Please note: No refunds are issued for general weather-related cancellations not involving an evacuation order.
COVID-19 Policy
Due to the unpredictable nature of the COVID-19 pandemic, no cancellations or refunds are permitted within 14 days of arrival.

Private Venue Bookings, defined as reserving all rooms at the Inn, require:
Full payment 90 days prior to the event date, and
